here is an unusual sublet situation for you… (Starts September 1st)

Certainly NOT for everyone!
But… could work out great for the right person. (And this is for ONE person only!)

NOTE: if you are looking for a “cozy apartment with lots of day light” & are looking to COOK a lot, this is NOT for you!
BUT… if you are looking for your own 800 squ. ft. place that has a $40,000 Steinway Grand piano (rental/use already rolled into the $2,000/mth) where you can practice (and have sessions) every day, and this is important to you, then this very well may be a great situation for you!

This is an unusually long & detailed ad, incl. video tour.
Before you reply, please carefully review all the info!!

Could be a GREAT FIT for:
JAZZ PIANIST or CLASSICAL PIANIST – who wants to have REHEARSALS at their place.
Or a JAZZ (or other “NOT LOUD” music) AUDIO ENGINEER.
Or Jazz/Classical Musician of another instrument who wants to play/rehearse at their space; AND have a Steinway Grand & full drumset & guitar amp ready to go.
Sorry, I consciously do NOT wanna sublet this to ROCK/POP/OTHER “LOUD MUSIC” musicians! And, again this is only for ONE PERSON!

IF YOU ARE A MUSICIAN – THE GOOD PARTS:
* 1 block from the Dekalb Av stop on the L train – quick & easy commute into Manhattan or W'burg! Easy & free street parking.
* safe n'hood; nice, treelined block & by now hip area (hipster army has officially moved in… restaurants, bars, supermarket, laundromat across the street)
* you have your own 800 squ. ft. place (for ONE person only!)
* you can PLAY MUSIC every day 9am – 9pm
* there is a $40,000 Steinway Grandpiano (which I pay $300/mth in rent for, which is rolled into the $2,000/mth already!)
* there is a full jazz drumset (vintage Slingerland); and a Fender guitar amp, which you can use
* it's “roughly furnished”. There is: a couch, work desk, some chairs, bookshelves, space to put your clothes, a bed (queen-aize aerobed or regluar twin-size bed), a microwave, a fridge, 2 ACs
NOTE: would strongly prefer you NOT bringing lots of (especially big) furniture/belongings with you!
* There is a big MacPro and a big Mac monitor that I might be up for leaving in there for your use. (If you clearly put your stuff in only specific places on the computer.)

IF YOU ARE AN AUDIO ENGINEER – THE GOOD PARTS:

* for the price of an apartment rental, you have your place to live AND mix/master AND record (within limits)
* I put $40,000 worth of sound proofing in this space that you don't have to pay for… ;)
$3K studio door; second ceiling; hard core “quiet rock” sound proofing on relevant walls…
(STILL: this is NOT a full-blown rec. studio (ehhhh, remember the PRICE… ;) and there are NO SEPARATE REC. ROOMS/BOOTHS…)

* there is VERY little day light! (I used this as a video recording studio; and there are $40K in sound proofing in this space);
* there is NO real kitchen!! Only a fridge & a microwave. So, if you are really into cooking, this is def. NOT for you.
(That said, the Dominican deli at the corner fills you up for $5. And lots of other (inexpensive as well as more $) choices.)
NOTE: I would strongly prefer to not add more kitchen gear (for safety reasons).
* the bath room is VERY SMALL. Just a sink, toilet and a shower. (The shower area is VERY narrow! If you are a bigger person, this may not be happening.)

IF YOU ARE AN AUDIO ENGINEER – THE “NOT-SO-GOOD STUFF”:
* you can *not* RECORD music in there except MONDAY – FRIDAY, 9AM – 9PM. (That's right, NO WE sessions… and NO LATE NIGHT SESSIONS.)
Reasons being:
1) people around it are home at night and weekends; and the isolation is not 100% perfect. (But pretty damn good anyway; again, I spent $40K soundproofing this space!)
2) people around it are home at night and the weekends, and then the chance of OUTSIDE SOUND leaking in becomes higher.
* as a recording engineer you don't care…, but, just saying: there is VERY little day light!
* there is NO real kitchen!! Only a fridge & a microwave. So, if you are really into cooking, this is def. NOT for you.

Yes, while YOU are actually still living there. Yes, this part is sort of odd.
We would work something out where I can “have the space back” for 10 days. I would certainly pay that time frame's expenses of the space, though!
Yes, you would have to most likely stay somewhere else for those 10 days. (Crazy music instructional video shoots that end verrrrry late.)
[If you are a jazz musician, you would probably wanna hang at the shoots… ;) Doing instructional videos with people like Eric Harland, Kenny Werner, Oz Noy, Jerry Bergonzi & Lee Konitz.] NOTE: this also implies that you did NOT bring a lot of your own stuff (specifically: big own furniture!) into the space…
Yes, this part will turn off a lot of people… (Did I say you *have* to take this place? ;)

WHO I DO WANT TO SUBLET THIS TO:
* you are responsible and trustworthy
* you are clean
* you do not smoke in the space
* you pay your stuff ON TIME (credit check required!)

WHO I DO *NOT* WANT TO SUBLET THIS TO:
* you are messy
* you don't pay your stuff on time
* you are not responsible
* you will have “let's get really wasted” parties with lots of people at your place (who will then jointly play the $40K grand piano, and “fill it” with Budweiser)

Starting 9/1/2014
For sure 12 month (potentially longer possible)

HOW MUCH:
I am charging you exactly what I am paying.
Here it is:
$1,250/mth Rent
$300/mth Steinway Grand (I am renting this myself; it's a $40,000 Steinway “O” model)
$75/mth Internet
$15/mth water
$100/mth electricity ESTIM.! (will depend on your use; incl. how much AC you are running, obviously – varied between $50 – $140/mth the last 12 months)
$121/mth insurance
$180/mth RE tax
1 MTH SECURITY.
TOTAL: $2,041 – let's call it $2K/mth even…
Credit Check required!

WHY IS THIS A GOOD DEAL (for the right person, that is):
* well… you know how things have exploded, not only in Bushwick…
=> I rent this space since 2009 already. That's why it's not a LOT more expensive.
* I put $40,000 in soundproofing into this space; you are not paying for that part… ($3K studio door, added 2nd ceiling, crazy other soundproofing (“QuietRock”))
* Good luck renting a $40,000 Steinway “O” for 300/mth – you won't find this deal again. (I am renting it since late 2009. That's why it's only $300/mth.)
* we could work something out re you using all the recording GEAR
